The Spanish Golden Visa offers a swift processing time for applicants. Spanish residency permits can be obtained in just 60 days.

Once a Spanish residency permit is issued, the holder can live, work and study in Spain. Spanish residents also benefit from visa-free travel to all 27 countries in the Schengen Area, allowing them to spend up to 90 days every 180 days in other Schengen states.

How much does it cost for a Spanish Golden Visa?

While there are multiple routes to obtaining a Spain Golden Visa, the most cost-effective and popular is through property investment.

To qualify for the Spanish Golden Visa, applicants must invest a minimum of €500,000. There are no restrictions to the type and number of eligible properties.

Applicants can invest in one or several properties, provided the total value satisfies the minimum investment amount of €500,000. Properties can include residential or commercial properties and even industrial real estate assets or land.

For properties that are already owned, only purchases after 2013, when the Golden Visa law was introduced, are considered qualifying investments.

The investor can rent the real estate investment and sell once permanent residence is obtained.

How long it takes to become a Spanish resident depends on several factors and differs from case to case. On average, obtaining a residence permit takes two months (60 days) from the time the Spain Golden Visa application is submitted.

Can I obtain citizenship in Spain through investment?

The Spain Golden Visa grants residence in the country. It is not possible to obtain citizenship through investment in Spain. However, applicants can apply for Spanish citizenship and a passport after 10 years of permanent residency.

Do I have to live in Spain?

There is no minimum stay requirement for a residency permit in Spain. The initial residence card lasts up to two years and can be renewed every five years. Those wishing to apply for Spanish citizenship must complete 10 years of permanent residency.

Can I apply for a Spain Golden Visa with a mortgage?

Yes, you can. However, you must have invested at least the minimum investment amount (€500,000) in Spanish real estate with your own funds. The rest can be financed with a mortgage. For example, a purchase of €750,000 with a €250,000 mortgage will qualify for the golden visa application.
